Shingle tear-off and install is the bulk of our work. The rest of this list exists because the awkward sections — the flat porch, the steep valley, the tile that needs washing before a sale — are the ones that hold up your close-out.
Composition shingle
$85 / square
Our bread and butter. Full tear-off of shingles and one layer of felt or valley material, dry-in, flashing replacement, and install. Every major manufacturer — GAF, Owens Corning, Malarkey, Atlas. Ridge vent, solar attic fans, and turtle vents installed as specified.
Standing Seam and RPanel
Standing seam from $225 · RPanel from $180
Standing seam and RPanel metal roofing. Panel layout, valley pan work, ridge and hip caps, sidewall and headwall flashing, and closure strips. We handle the detailing where two planes meet, which is where metal roofs actually fail.
TPO single-ply
from $160 / square
TPO membrane for flat and low-slope sections — the back porch, the addition, the section over the garage that nobody else wants to touch. Hot-air welded seams, proper termination bar and counterflashing at every wall.
Torch-down modified bitumen
from $220 / square
Torch-applied modified bitumen for flat roof sections. Base sheet, cap sheet, proper lap and seam work, and full flashing at every curb, wall, and drain. Fire-watch protocol on every torch job.
Decking replacement
$25 / sheet
Soft, rotten, or delaminated decking replaced by the sheet. Every sheet is photographed in place before it comes out, so the count on your invoice is a count you can hand to an adjuster.
Tile & metal pressure washing
$40 / square
Pressure washing for concrete tile and metal roof systems. Correct pressure and approach angle so we lift the growth and staining without driving water under the tile or denting panel.
Emergency tarping
from $150
Storm damage tarping — secured properly, not thrown over a ridge and weighted with a brick. Keeps the interior dry while the claim is adjusted and the build gets scheduled.
Ventilation & penetrations
Ridge vent $4/LF to cut · Solar fan $150
Ridge vent only costs you something when we have to cut the deck for it — $4 per linear foot on a new run. If the roof already has ridge vent, there is no cutting to do and no charge: it comes off and goes back on as part of the build. A solar-powered attic fan is $150 installed. Pipe boots, turtle vents, and flashings carry no charge at all — they are part of building the roof properly, not a line item. Every penetration is sealed and individually photographed, because that is where the leak callback comes from six months out.

What we don’t do
We do not sell to homeowners, we do not knock doors in your territory, and we do not take a job from a company we have subbed for. We are labor. Your customer stays your customer, and we never appear on a contract with them.
